How We Serve You
Delaware
Settlement Services assists attorneys with residential
and commercial real estate transactions. Once the
title order is placed with our company, a title search
is ordered and the file is assigned to one of our many
approved attorneys, who act as the closing agent.
Delaware Settlement Services coordinates the closing date and time with
borrower/purchaser, builders, lenders, mortgage brokers,
real estate agents and/or any other parties involved in
the transaction. We order all payoffs and any
relevant information, which includes but not limited
to, tax, sewer, water, and home owner's association
figures. We work closely with the attorney,
purchaser/borrower, realtors, and mortgage
brokers/lenders to insure all services, such as pest and
home inspections, homeowner's insurance, and home
warranties are provided in accordance with the contract
and either paid outside of closing or to be paid at
settlement. We also prepare the title insurance
commitment and settlement sheet and also assist the
attorneys with preparing deeds, and other loan documents
when necessary. After closing, the attorney
disburses all funds to the appropriate parties and we
assist in recording the pertinent documents - deeds,
mortgages, mortgage satisfactions - in the appropriate
counties. After all of the documents are recorded, a final title policy is issued.
